Making Your Move Easier

From security deposit alternatives through Obligo and renters insurance through ResidentShield to flexible rent payments with Flex, we've partnered with the trusted providers below to support you every step of the way.

Security Deposit Alternative

Obligo gives you flexibility at move-in and transparency at move-out. Instead of paying a traditional security deposit, applicants may meet the security deposit requirement through Obligo, our trusted third-party security deposit partner. Obligo offers personalized, flexible and electronic security deposit payment options to reduce move-in costs.

How it works

  1. Get approved for your apartment or townhome.
  2. Watch for your Obligo invitation, or sign into your RentCafe account.
  3. Find out if you qualify for Obligo's No Security Deposit option instantly with a soft credit check or secure bank connection. A soft credit check does not affect your credit score. Qualification is determined by Obligo.
  4. Review your Obligo fee and terms. The Obligo fee is non-refundable and personalized. You will see the exact amount before you commit.
  5. Confirm and submit payment.

Obligo is optional and a traditional security deposit option is always available. Please note that Obligo does not release residents from their responsibility for any charges at move-out.

Please note: Preferred Employer Program members are not eligible to use Obligo in conjunction with their preferred employer discount.

Renter's Insurance POLICY REQUIRED

Residents must obtain and carry a renter's insurance policy with $100,000.00 in general liability coverage. While not required, $10,000.00 in personal property coverage is strongly encouraged. These coverages must remain in full force and effect for the entire duration of your occupancy.

You may purchase coverage from any provider you choose. For an easy option, our recommended partner ResidentShield lets you get a quote and coverage online in minutes, but using ResidentShield is not required.

Flexible Rent Payments

Split your monthly rent into two smaller payments through Flex, our preferred rent payment partner. Flex pays your full rent on the due date, and you repay Flex in two installments: the first when rent is due and the second on a date you choose later in the month.

Flex charges a monthly membership fee and other fees, and approval is subject to Flex's application and credit assessment. On-time payments may be reported to the credit bureaus to help you build credit.
